Your modular or mobile home is where you live, relax, and make memories. Much like an annual furnace and A/C service, a yearly crawl space inspection helps protect your home from unseen issues. Crawl spaces experience seasonal moisture changes. When soil settles after drying, piers can shift or sink a bit – leading to uneven floors or doors and windows that don’t open or close as smoothly as they should.

Know What’s Beneath Your Home

Professional Home Levelling Services now offers a full crawl space inspection. Once completed, you will receive a full report, with photos, to let you know the state of the underside of your home that few owners ever see.

A modular home’s crawl space is affected by the weather including rain, snow, and humidity. It goes through a lot of things you are probably not aware of because you don’t see the changes. For example, in the Spring the water table rises and there is lots of rain. Many crawl spaces have standing water until mid-May. 

Most modular home parks are built on sandy soil and that means as the water recedes, the piers (the pillars that hold up your house) sink a bit as the sand compacts from drying out. After a few years you may notice that the floors aren’t as level as they once were, doors and windows may start getting hard to open etc.

Inspection Report

We can do a complete inspection and provide a report (with pictures) on the state of your crawl space:

  • Check water and sewer pipes for leaks
  • Inspect HVAC ducts issues – such as hot air leaking into the basement due to air ducts moving or A/C water run-off direction
  • Verify piers are fully engaged with the steel beams
  • Check wiring for secure attachment and rodent damage
  • Check for sinkholes created when excessive water enters the space due to incorrect water run-off
  • Photograph and report excessive debris under the home
  • Verify seasonal crawl space vent adjustments
  • Assess crawl space access and skirting condition
  • Report on steel beams, angle irons, wooden supports, And visible sub-floor condition
  • Perform Laser Level verification of interior floor levels
  • Once completed, the Inspector will document his findings and provide you with photos (transferred to your phone or email).

PLEASE NOTE: The inspection service does not include any remediation work.

THE COST for this service is $200 (including HST). Once we receive your request and confirm that we do service your area, you may etransfer the $200 and we will book an inspection.
